Summer storms in Southwest Michigan can be very violent with strong winds and heavy rains.  In May of 2022 along the coast of Lake Michigan a condo was severely damaged.  

A large tree limb broke off an enormous tree and crashed into the roof of this St. Joseph condo.  The branch penetrated the roof leaving a huge hole that wind driven rain poured into.  The cellulose insulation became saturated and very heavy.  The drywall ceiling got wet and caved in under the weight of water soaked materials.  

SERVPRO had the tree removed, tarped the hole in the roof and cleaning up the damaged materials.  Then we dried the entire area with dehumidifiers and air movers over a 4 day period.  Remodel came next.

Home boarded up Wind damage can seriously affect your home.

Berrien Springs, Michigan.  Strong winds off Lake Michigan, 15 miles west of this home, gusted up to 60 miles per hour.  Just the type of storm we get off the great lake in southwest Michigan.  

Fallen trees and flying objects damaged windows and also shorted some electrical which started a fire in this country home.  The fire department extinguished the flames and SERVPRO boarded up the windows.

April showers bring May flowers.  And spring storms can bring water into your basement.  We are all ready for the flowers, but is your sump pump ready for the storm?  The sump in this picture isn't ready.  Can you tell why?  The float is on top of the water and not activating the pump.  The float can become disconnected or stuck in a bad position.  

Malfunctioning sumps are a major cause of flooded basements.  Inspect your pump to make sure it is operating properly.  If it is broken replace it or have a qualified vendor fix it.  

Sump pumps are powered by electricity.  If the power goes out the pump can't do its job.  Consider a battery backup.

Moldy drywall Wind driven rain causes interior damage.

If water can find a way into your home or business it will.  Wind driven rain seeps in cracks and holes to saturate interior building materials such as wood, drywall, insulation, flooring, ceilings etc...

SERVPRO of Berrien County has certified technicians that remediate mold damage.

A local Coloma, MI business had some window sealant separate from the siding material.  This allowed rain from strong storms to seep into the building.  This happened repeatedly over time saturating the siding, insulation, wood framing and drywall.  It wasn't discovered until a large desk was moved.  

The office and drywall was tested by an Environmental Hygienist and black mold was discovered when samples were sent to a lab.  The protocol was to remove affected materials and remediate the area including ceiling, walls, flooring.

Winter storms bring significant snow accumulation in Berrien County.  Mother Nature brings it every season and we adjust to make it through the season.  Snow accumulation on your roof can cause water damage inside your home.  Snow builds up and then melts and refreezes causing an ice buildup.  The freeze and thawing backs up water behind the ice dam that can leak through your roof.  Then it soaks into the attic insulation, ceiling materials and fixtures, down walls and onto flooring.

The time to prepare for a storm is before it happens.  Once it is upon us there is little we can do but shelter in place.  Berrien County's western edge is directly on Lake Michigan.  Each spring/summer season there are some incredibly damaging storms that damage homes.  

Wind driven rain, up to 65 mph winds, trees uprooted and falling on roofs, ground water flooding of basements, power outages.  

Preventative maintenance:

1.  Remove dangerous limbs and trees from your property.

2.  Clean out debris from gutters and drain the down spouts at least 5 feet from  your foundation.

A large Benton Harbor, MI commercial facility experienced extensive ground water flooding in a large administrative area.  It was discovered when internet wire moisture alarms started alerting.  Flooring segments were removed to determine the scope of damage.  Approximately 3000 sqft of HVAC conditioned space had contaminated water from a failed lift station outside the front entry.

Bridgman Michigan - 2 inches of rain in 24 hours during severe weather flooded a lot of water into this customer's crawlspace. The sump pump overheated and stopped working.  Luckily the home owner had a rider on his insurance covering this loss.

SERVPRO immediately responded by pumping the standing water outside, removing wet insulation, sanitizing structure and setting drying equipment for 5 days.  It was important to dry the wood studs and replace the wet insulation.  This was a second home for our out of state customer.  He really appreciated our trustworthiness and dependability during this job.  He runs a large construction business in Chicago and was impressed with our level of expertise and attention to detail.

Mother nature can wreak havoc with wind and rain storms anytime of the year.  As you can see in this attached picture, this is the result of a wind blown roof damage when a 100 year old tree fell on this home.  This is a severe puncture which is dangerous and can require cleanup, tarping, remediation and rebuild.  All of which we can do for customers.

Roof punctures allow water to get into the structure and cause water damage.  The damaging tree and branches must be removed and the roof boarded up to keep water out.  Then the structure must be cleaned and dried before repairs.

SERVPRO of Berrien County, MI responds to storm related damages.  A St. Joseph, MI commercial beverage distribution business came to a halt when mother nature flooded the area with tremendous storms.  The storm sewers were full and backing up into warehouses.  This water mixed with sewer lines created a bacteria filled mess .

SERVPRO was contacted to help remove standing water with pumps and extraction equipment.  We worked through the weekend to help this company fulfill delivery contracts during it's busiest weekend of the year.  Then SERVPRO concentrated on the office areas to remove affected materials, dry the wet structure and sanitize all areas inpacted by flood water.

This customer was thankful that SERVPRO was there to immediately begin restoring their company to it's preloss condition.

St. Joseph River - Michgian

Winter Feb 2018.  The ground was frozen with about 2 feet of snow.  All at once it rained hard for a couple days.  All the storm runoff had no place to soak into the ground.  All creeks, streams, rivers rose above flood stage quickly.  The river level was already at an all time high and soon went 7 feet past flood stage.  Sand bags did little to slow the intrusion.  Homes that never had water now saw feet of dirty river water in their basements.  Many were not able to reach their homes due to the depth of the water.  Pets had to be rescued and many communities had utilities shut off for safety.

Your home is your most valuable asset so don’t get caught unprepared in the rain.  Take steps now to secure your property before Spring showers dampen your mood.  

Storms can happen in the blink of an eye with little to no warning.  The aftermath of not being prepared can be stressful and costly.  Taking the time to address a few key areas of concern can make a huge difference between staying high and dry or up to your knees in water.  One of the best things you can do to get prepared is to pretend there is a storm coming right now and take action.  

1. Go out and purchase any supplies you may need should you lose power or water supply for a period of time; batteries, a backup generator, bottled water, canned foods and gas just to name a few.  By having these items ahead of time, you can avoid standing in line for hours and risking supplies running out.  

2. Make sure that you have the proper insurance plan in place. Check on your policy so that you are familiar with what is and what is not covered and to make sure that everything is current.

3. Do what you can to secure your property. Seal up any cracks or gaps around windows and doors and check your roof for any broken or loose shingles. Installing items such as window shutters, garage door braces, and roof clips can all help to protect your home as well. These resources can be costly but they can save you money in the long run!  

4. Take care of the trees surrounding your home.  Make sure to keep trees pruned and healthy.  Remove any dead branches and trim back any limbs that could become a danger to your house.  Overhanging limbs can scrape the roof and damage shingles or can bust through windows.  Properly maintaining your landscaping is an easy and necessary task in being proactive against storm damage.  So, keep your yard picked up and clear of debris.  

5. Also, secure patio furniture and pick up any items such as sporting equipment or lawn items and put them in an appropriate storage space.
